MRB Pioneers Smart Facility Management for Real Estate Developers

MRB started its journey from scratch, introducing a brand-new service concept to the Egyptian market. Before them, no one was offering facility management consulting. The company successfully introduced the right consulting approach to the market in 2020, aiming to familiarize developers with this new concept right from the architectural planning stage of a building. They also began operations in 2019 by working with some damaged malls, which were transformed into improved versions by 2020. This was despite the extra costs and time it took to fix them rather than building them correctly from the start. This success earned MRB a strong reputation for outstanding consulting, leading to over fifteen projects by early 2022, and surpassing thirty-five projects by mid-June. Eng. Mohamed Rashed, the company's CEO, founded this idea based on his deep understanding of the Egyptian market's needs. He discovered that most real estate developers underestimated the importance of facility management when constructing any type of building. He also noticed significant confusion between service providers and facility management consultants. As a result, he began introducing a new consulting concept that focuses on scientific asset management right from the start. This approach is built on extensive research, including real-time market analysis and the developer's financial situation, to ensure the best possible solutions for clients. MRB relies on a precise methodology that begins with studying the project site using market research and expert opinions, followed by analyzing available opportunities to capitalize on them. Their expert team then reviews and analyzes the architectural design. If it meets all facility management requirements, the company provides a comprehensive report covering both facility and marketing needs. These requirements are then adapted to the developer's budget based on the financial analysis conducted by the team. During the implementation phase, MRB monitors the project's progress to ensure it adheres to the facility management plan, ultimately saving developers time and money. MRB aims to provide the best facility management consulting services in the Middle East, focusing on achieving the highest possible returns and lowest rental expenses through continuous innovation and the use of the latest smart management technologies. One of the company's most notable innovations is the MRB FMA program, designed to manage and operate all sections of commercial centers and residential complexes, making the administrative relationship between the real estate developer and the client much easier. The program leverages the latest technological advancements and smart city systems to manage real estate projects in Egypt's New Administrative Capital, New Alamein City, and all Fourth Generation Cities. It serves developers and investors by managing and operating all departments, in addition to handling marketing campaigns, invoices, contracts, customer data, requests, and complaints, all while providing seamless communication channels between clients and the management company. The program also covers client needs, from unit specifications to payment schedules and service evaluations, with full flexibility to meet the requirements of various commercial centers and residential complexes of all sizes.
